Chilled Water System: A Quick Overview A chilled water system is a centralized HVAC setup that produces chilled water at a central plant and distributes it to cooling coils in a building to provide air conditioning. It’s widely used in large offices, hospitals, campuses, and data centers because it can efficiently deliver precise cooling and humidity control. How it works - The chiller removes heat from water using a refrigeration cycle. The resulting chilled water is pumped through a network of pipes to air handling units (AHUs) or fan coils throughout the building. - Inside each AHU, the chilled water runs through a cooling coil. As indoor air passes over the coil, heat is absorbed by the water, cooling the air that is then circulated back into the space. - The warmed water returns to the chiller to be cooled again. The heat removed from the building is ultimately rejected to the outside environment by a cooling source, such as a cooling tower (for water-cooled systems) or an air-cooled condenser (for air-cooled systems). Key components - Chiller: the central machine that provides chilled water. Reset strategies can adjust supply temperature based on outdoor conditions to save energy. - Control strategies: zone-level control with thermostats or sensors, variable-speed drives on pumps and chillers, and advanced controls in a BMS to optimize efficiency and comfort. - Energy efficiency: multiple chillers with staged operation, free cooling when outdoor conditions are suitable, condenser water reset, and high-efficiency pumps. Advantages and applications - Centralized cooling for large spaces: easy to scale and maintain, with consistent comfort and humidity control. - Efficient part-load performance: multiple chillers or modulating chillers can match varying building loads. - Flexible distribution: can serve many zones with different cooling needs through a well-designed piping and control strategy. - Common applications: commercial office buildings, universities and campuses, hospitals, data centers, and large retail or mixed-use developments. Maintenance and upkeep - Water quality: ongoing water treatment to prevent corrosion, scaling, and microbial growth. - Equipment checks: regular inspection of chillers, cooling towers or condensers, pumps, valves, and sensors. - Leak detection and insulation: monitor piping for leaks and maintain insulation to minimize energy losses. - System balancing: ensure proper flow to all zones to avoid over- or under-cooled areas. - Regular testing: verify refrigerant charge, temperature setpoints, and control sequences; calibrate sensors and maintain the performance of the BMS.
